$9.5 Million Reconstruction of Saratoga West Nears Completion

JVB Construction Management’s $9.5 million reconstruction and renovation of Saratoga West, a 90-unit condominium project in Del Mar, is nearly complete and ahead of schedule.

The 30-year-old complex, developed originally with investment capital from horse racing hall-of-fame jockeys, has been plagued by water intrusion and defective initial construction since it was originally built. The comprehensive reconstruction project encompassed the removal and replacement of all roofs, windows, sliding glass doors, skylights, decks, stairways as well as the exterior refurbishment of all 11 buildings.

“This is one of the more comprehensive condo reconstruction projects to be undertaken in many years in the San Diego region,” said John van Blerck, president of JVB Construction Management.

New materials used in the project included single-play, Thermoplastic Olefin (TPO) roofs, elastomeric paint coatings, stainless steel flashings and new deck systems. New vinyl windows and doors are being installed throughout the development.

JVB’s scope of services at Saratoga West included up-front building-condition review, project cost estimating, bidding and overall project administration. Golba Architecture provided design services. Completion of the reconstruction, being done by AV Builder Corp., is scheduled for the end of September.
